Sometimes adding insulation is the wrong move. If what is up there is contaminated, soaked, smoke damaged, or so degraded that it has stopped working, burying it under new material traps the problem and charges you for the privilege.
We remove old insulation, clean and treat the space, air seal it properly, and install new. It is a full reset of the attic or crawl space rather than a cosmetic one.
When Removal Is the Right Call
Rodent contamination
This is the most common reason we pull an attic. Mice and squirrels nest in loose fill and batts, and what they leave behind does not go away on its own. Insulation that has been used as a nest carries droppings, urine and odor, and it has been compressed and tunneled to the point where its R-value is largely theoretical.
You cannot fix this by adding material on top. The contamination stays, the smell stays, and now it is buried where nobody can get at it.
Water damage
Roof leaks, ice dams, failed plumbing, or a bathroom fan venting into the attic instead of outside. Wet insulation loses most of its R-value and does not fully recover when it dries. It also holds moisture against your framing and sheathing, which is a much more expensive problem than insulation.
Smoke and fire damage
Insulation holds smoke odor indefinitely. Even where there is no visible damage, the material has to come out or the smell keeps coming back through every ceiling penetration in the house.
Age and degradation
Material that has settled to the point of uselessness, been walked through repeatedly, or was installed with a vapor retarder facing the wrong direction. Sometimes the honest answer is that what is up there has nothing left to contribute.
What Removal Actually Involves
- Assessment and photographs. We go up, document what is there, and show you before anything is quoted. You should never be asked to approve a removal you have not seen.
- We protect the access point and the path through your home so material does not end up in your living space.
- Removal by commercial vacuum into sealed bags, hauled off site.
- Cleaning and treatment. Where there has been rodent contamination we treat the space with DSV disinfectant, which handles the bacteria and the odor rather than masking it.
- Air sealing. With the attic stripped to the deck, every top plate, penetration, chase and fixture is visible and accessible. This is the single best opportunity your house will ever get for a complete air seal, and it is the reason a remove and replace often outperforms what the homeowner expected.

Vermiculite and Asbestos
Vermiculite insulation, which looks like small grey-brown pebbles, sometimes contains asbestos. It shows up mainly in homes insulated before the 1990s, and it is less common in this market than people expect, but it does turn up.
We do not perform asbestos abatement and we will not guess. If there is any doubt about what is in your attic, we refer you to a trusted testing partner before anyone disturbs it. If the test comes back clean, we proceed with the work as scoped. If it does not, the testing party is licensed to advise you on next steps and we stay out of the way until that is resolved.
Any contractor who offers to haul vermiculite out without testing it first is doing something you do not want done to your house.

Very few people call an insulation company asking to have insulation taken out. They call because the upstairs is cold, or because they heard something in the ceiling, and removal comes up once we are actually in the attic looking at it.
