Colorado is dry. That’s most of the reason people move here, and it’s why a damp crawl space in Boulder County makes no sense to homeowners who find one.


Here’s the reconciliation: the water isn’t coming from the air. It’s coming from the ground.


That single distinction explains almost everything about crawl spaces in this market, and it’s why most of what you’ll find searching this topic doesn’t apply here. The standard crawl space article is written for the humid Southeast, where the mechanism is summer air moving through foundation vents and condensing on cool surfaces. Real problem, wrong climate. In Colorado the air is dry enough that condensation is rarely the driver.


Our crawl space calls come in fall, winter, and early spring. Not July. That timing is the tell. If this were an outdoor-humidity problem, it would peak in the warmest, wettest months. It doesn’t.

Go look for white streaks


Before anything else, get a flashlight and look at your foundation walls, inside the crawl space or basement.
If you see chalky white streaks or a powdery bloom on the concrete or block, that’s salt. Specifically, it’s mineral deposit left behind after water traveled up through the ground, into and through your foundation, and then evaporated into the crawl space air.
The water is gone. The salt stayed. Those streaks are a record of moisture moving through your foundation, and they’re the most reliable visual evidence a homeowner can find without any tools.


That’s the primary mechanism here: soil holds an enormous amount of water, foundations are porous, and water moves from wet ground into a dry space by evaporation. A bare dirt crawl space floor is an open evaporation surface sitting directly under your house, continuously releasing ground moisture into the air your home is breathing.


The other four sources


Irrigation and grading.

The most common and most fixable. Sprinklers running against the foundation, grade sloping toward the house instead of away, downspouts dumping at the foundation wall. This is water you’re actively putting next to your own crawl space.


Snowmelt.

A slower version of the same thing. Snow banked against the foundation through winter, then releasing into the soil over weeks during a Front Range thaw-freeze cycle. This is a real part of why the season for these calls is what it is.
Water table. Position-dependent, and not something you can change. Homes near creeks and drainages sit closer to it.
Ground moisture generally, which is the baseline behind all of it.


What we actually find down there


Standing water is rare. Worth stating plainly, because homeowners often assume no puddle means no problem. The absence of visible water tells you very little.


What’s common:


Fiberglass insulation sagging out of the floor joists, or fully on the ground. This is the most frequent finding by a wide margin.
Rodent nesting. A crawl space is dark, undisturbed, and lined with soft material. Fiberglass batts are ideal nesting material.
Salt streaking on the foundation, as above.


Persistent dampness:

Surfaces and materials that read damp to the touch without any standing water present.
Moisture in the wood framing that supports your living space floor. This is the one that matters most and gets noticed least. The joists and subfloor over a damp crawl space are absorbing that moisture continuously.


What you notice upstairs first


Almost nobody discovers this by going into the crawl space. They notice it in the house:
A musty smell. Often seasonal, often strongest when the heat comes on. Air moves from the crawl space up into the house, that’s simply how a house works. Crawl space air becomes house air.


Seasonal allergy symptoms that track your house rather than the pollen count. Symptoms that improve when you leave and return when you come home are worth paying attention to.


Floor temperatures swinging. Floors that read cold in ways that don’t match the thermostat. Usually a sign the insulation between you and the crawl space has failed or fallen.


If you’ve got the musty smell plus cold floors plus allergy complaints that don’t line up with the season, the crawl space is where to look.


Where it’s worst


Older Boulder neighborhoods. Age of construction is the strongest predictor we see.
Foothills and canyon properties. Steeper terrain, different drainage behavior, more challenging original construction.
Golden, particularly near Clear Creek, and Evergreen. Proximity to water and older housing stock together.
The consistent factor across all of them is the age of the housing crop rather than the geography itself. Crawl space moisture management simply wasn’t a design consideration when most of these homes were built.


Why fiberglass fails in a crawl space, and why we remove it


We take it out. Every time.


It fails for several reasons at once:


Moisture. Fiberglass holds water, gains weight, loses R-value, and pulls itself out of the joist bays. Previous installations that were never going to hold. Batts friction-fit or stapled up in a way that was adequate on install day and not two winters later.


Wood movement. The framing expands and contracts seasonally. Anything wedged between joists gradually works loose. Over decades, it comes down.


Drafts. An open, vented crawl space has air moving through it, and that airflow physically works insulation out of place.
Insulation lying on the ground insulates the ground. It does nothing for your floor. And once it’s down there damp, it becomes a moisture reservoir and a rodent habitat rather than an insulation system.


What a correct crawl space actually looks like


Every crawl space should have a vapor barrier. That’s the floor.


Most contractors install 6 mil. We install 20 mil. More than three times the thickness, and it matters, because a crawl space vapor barrier gets walked on, dragged across, and worked around for decades. Thin material tears, and a torn vapor barrier is an open evaporation surface again.


Thickness alone isn’t the job, though. Installation is where most vapor barriers fail:


• Taped and sealed at every seam. An unsealed overlap is a gap.
• Run up the foundation walls, ideally about 2 feet.
• Run up each supporting floor joist, sealed.


A 20 mil barrier laid loose across a dirt floor with unsealed seams performs worse than a 6 mil barrier installed correctly. The detailing is the product.


Full encapsulation is the complete version, and it converts the crawl space from a vented outdoor space into a controlled, conditioned part of your house:


• 20 mil vapor barrier, up the walls and joists, taped and sealed
• Foundation vents sealed with rigid foam board and foamed over
• Spray foam on the foundation walls and rim joists


Sealing the vents is the part homeowners question, because a vented crawl space is what they’ve always had. The vented approach was the old strategy — the theory being that airflow would dry the space out. In a climate where the moisture comes from the ground rather than the air, ventilation mostly just moves ground moisture around and pulls conditioned air out of your house on the way. Sealing it and controlling it is the current approach.


Since retrofit insulation work isn’t permitted in Boulder city or county, there’s no inspection on this either way. Which is exactly why it’s worth understanding what you’re buying.


French drains are also something we do in crawl spaces when the water problem needs a path out rather than just a barrier over it.


Where we stop


Foundation and structural damage is not our scope. Cracked or failing foundation walls, settlement, compromised framing — that needs a foundation or structural contractor first.


We’ll tell you when we see it, and we won’t encapsulate over it. Sealing a vapor barrier across a structural problem hides it, and hiding it is worse than leaving it visible.


What to do this week

  1. Look at the foundation with a flashlight. White streaks mean water has been moving through it.
  2. Check your grade and irrigation. Is water running toward the house? Are sprinklers hitting the foundation? Are downspouts discharging at the wall? Free to fix, and it’s upstream of everything else.
  3. Look at your insulation. If it’s sagging out of the joists or on the ground, it isn’t working, and it’s been that way for a while.
  4. Trust the smell. Musty air in the house is crawl space air in the house.
