What Attic Insulation Actually Costs in Boulder County

Most pricing pages for insulation give you a number so wide it’s useless. Somewhere between $1,500 and $10,000.

So here are our actual numbers, the way we price them, and what makes a job land at the low end or the high end. If you’re gathering bids in Boulder County, this should let you read them. The number that matters is inches added, not attic size

This is the part that trips up almost every homeowner comparing quotes, and it’s why two bids on the same house can look wildly different.

Blown insulation is priced per square foot, but the per-square-foot number depends on how much depth we’re adding. Adding six inches to an attic that already has ten costs a fraction of building from bare deck to R-60.

Blown fiberglass, installed over existing:

• Adding about R-19 (roughly 6 to 7 inches): $1.00 per square foot
• Building to a full R-60 from bare or near-bare: around $3.00 per square foot
Everything in between scales along that line. Cellulose runs about the same, generally a touch cheaper.
So on a typical Boulder County attic, which is 1,500 to 2,000 square feet:
• Newer home already at 10-12 inches, topping off to R-60: roughly $2,500 to $3,500
• Older home at 4-6 inches, building to R-60: $4,000 to $6,000

Our average blown-in attic job lands right around $3,000 — assuming it’s being done completely, which is a specific claim I’ll define below.

What R-60 costs versus R-49

Depends where you live. City of Boulder is R-60. Boulder County is R-49, and if you’re inside city limits the city number governs.
On the same attic, R-49 comes in about $350 cheaper than R-60. That’s the whole delta.

Which makes the decision easy in most cases. $350 is a small fraction of a $3,000 job, Colorado is moving to R-60 statewide, and nobody has ever called us to complain their attic was insulated too well. If you’re in the county and R-49 is all that’s required, the $350 is still probably the best money in the scope.

Removal pricing, straight off our price list

If the existing insulation has to come out, that’s a separate line, also per square foot, and it depends on material and depth. Deeper means more volume to haul.

Those are list prices. Bundled with a new install, which is how removals nearly always happen, the effective number comes down. Nobody removes insulation and leaves the attic empty.

Practical math: a 1,750 square foot attic with 8 inches of old fiberglass coming out and R-60 fiberglass going back in prices at roughly $1.75/sf removal plus $3.00/sf install, so around $8,300 at list, less once bundled. That’s the honest top of the range for a standard attic, and it’s a genuinely different project than a top-off.

Our minimum job is $850. Small attics, partial areas, and add-on scopes still have a floor, because the truck, the crew, and the setup cost the same whether the attic is 300 square feet or 3,000.

What actually drives price up

Less than you’d expect. Our pricing is fairly flat across most Boulder County housing stock.

Access difficulty is the main one. A pull-down hatch in a hallway is straightforward. A small scuttle in a closet ceiling, or an attic you can only reach through a garage, adds labor.

Tight or contained spaces. Low clearance at the eaves, cut-up attics with multiple sections, anywhere the crew is working on their stomach instead of hunched over.

Removals where the attic was used for storage. This is the real cost spike, and it surprises people. Our removal machines need loose, liftable material. When previous owners stored boxes over the insulation for twenty years, the material is compacted, mixed with debris, and the machines won’t take it. At that point we’re hand-shoveling it into trash bags and carrying them down a ladder. That’s not a pricing problem, it’s a labor problem, and it’s the one scope where a bid can move meaningfully after we get eyes on the attic.

Roof pitch, no walkable decking, distance from the access point — those are real conditions but they rarely swing the number much. No permits

You don’t need a permit for attic insulation in Boulder city or county. No inspection, no permit fee, no timeline added.
Which is worth saying out loud, because it means nobody checks your contractor’s work but you. There’s no inspector coming to verify the depth. That fact does a lot of work in the next section.

What a complete scope includes

When we say a job lands around $3,000, this is what’s in it:

• Air sealing. Top plates, wire and pipe penetrations, around can lights, HVAC punctures, bath exhaust vents. Runs $0.15 to $0.25 per square foot, and it’s the highest-value line on the estimate relative to its cost.
• Attic hatch build-up. A reinforced wood dam, 24 inches high, so 20 inches of new insulation doesn’t spill down through the opening. Rigid foam board to R-60 on the back of the hatch itself. Weatherstripping around the frame.
• Baffles and ventilation as needed. These are add-ons, but they don’t swing the price much.
• Site prep, cleanup, and haul-away.
• Before and after photos.

The hatch detail deserves a note, because it’s the single most commonly skipped item in this trade. An uninsulated attic hatch in a 20-inch attic is a hole in the middle of your ceiling. You just paid for R-60 across 1,800 square feet and left an R-2 plywood panel in the middle of it. It costs very little to do right and it’s the first thing we look at on a competitor’s work.

Reading a bid that’s half our price
You will get one. Here’s what’s missing.

Air sealing. Cheapest thing to skip because the homeowner can’t see it and won’t miss it on the invoice. Also the thing that most determines whether the insulation performs.

The attic hatch. No dam, no foam board, no weatherstripping. Insulation spills into the opening, and the hatch itself stays uninsulated.

Baffles. Skip them and you either block soffit ventilation or you don’t, and either way nobody finds out for a few years.

Depth. This is the one worth knowing about. Depth gets verified with measuring rulers stapled to the framing. The trick is pinching or pushing those rulers down at the bottom so the visible number reads higher than the actual depth. The attic looks full. The ruler says R-60. You’re at R-45. With no permit and no inspection, the ruler is the only record, and it can be gamed.

Site prep and cleanup. Insulation dust through the house, material left in the yard.

No photos. If a contractor won’t document before and after, you have no evidence of what was actually done in a space you’ll never see again.

Outdated materials. Older, lower-performing product that hits a depth without hitting the R-value.

Every one of those is invisible on completion day. That’s the point. A $1,500 bid on a $3,000 job isn’t a better deal on the same work, it’s a smaller amount of work priced accordingly.

• Top-off, newer home to R-60: $2,500-$3,500
• Build-up from 4-6 inches to R-60: $4,000-$6,000
• Full removal and replace: $6,000-$8,500 range at list, less bundled
• R-49 instead of R-60: about $350 less

• Air sealing: $0.15-$0.25/sf, and don’t skip it

Ask any bid you get to itemize air sealing, the attic hatch treatment, target R-value, and depth verification. If those four things aren’t on the page, the price isn’t comparable to anything.
