Dust Coming Through the Ceiling in Frisco Lakes

Attic inspection before insulation removal in Frisco Lakes.

Patricia first noticed it around the recessed lights. Dust kept showing up inside the house even after cleaning, and over time it became hard to ignore. The home in Frisco Lakes still had its original attic insulation, so after about twenty years, it made sense to start there.

When our team at Koala Insulation of North Texas inspected the attic, the reason became clearer pretty quickly. The old cellulose had settled much lower than it should have been, with some sections measuring under six inches. In places, the material had started breaking down enough that fine particles were finding their way through openings around can lights and electrical conduits. That kind of thing shows up more often now in older homes around Del Webb Frisco Lakes because many attics there still have original insulation that has never been replaced.

What the Attic Was Telling Us

The insulation was not the only issue overhead. Ventilation in the attic was also weak, which meant heat and humidity were staying trapped longer than they should. In North Texas, that combination can wear down insulation faster and make rooms below harder to keep comfortable.

The U.S. Department of Energy notes that once insulation loses depth and airflow is limited, homes usually start feeling that loss in both comfort and efficiency. Because of the attic’s age, the deteriorated cellulose, and signs that rodents had been present at some point, adding new insulation over the top would not have solved much.

Why We Started by Clearing It Out

The first part of the job was removing the old cellulose completely. Once it was out, the attic floor could actually be seen clearly again, which made it easier to spot where air had been moving through small openings for years. Those areas were sealed before new insulation went in. After removal, the attic was disinfected as well so the space was clean before rebuilding it. That sequence matters because insulation performs better when the attic underneath it is sealed first instead of leaving air movement hidden below the new material. The ENERGY STAR attic air sealing guide explains why that step often changes how well insulation holds up afterward.

Fiberglass Made More Sense Here

Once the attic was ready, new fiberglass insulation was installed to an R-38 level. For this house, the goal was restoring proper depth and getting back to a cleaner insulation layer without carrying old cellulose problems forward. Patricia had looked at another quote before deciding who to hire, so she asked plenty of questions before moving forward. What mattered to her was understanding exactly what needed to be done and why the old insulation had reached the point where replacement made more sense than adding to it. A 70W solar attic fan was added during the same visit, giving the attic a better way to move trapped heat out once temperatures start climbing.

What the Attic Looked Like Afterward

Once everything was finished, the difference overhead was easy to see. The old cellulose was gone, the new fiberglass was installed evenly, and the attic felt far more orderly than it had at the start of the job.
She mentioned afterward that the crew stayed focused the entire time and kept the work moving without unnecessary delays. In neighborhoods around Frisco where these homes are now reaching a similar age, attic issues like this tend to show up little by little rather than all at once.
