Ice Dams, Water Damage, and an Attic That Needed a Rethink

It Started With a Wet Ceiling

This one started how a lot of them do around here, especially in places like Rockford and Elgin after a rough winter. Homeowner noticed water spots in the living room ceiling. Nothing crazy at first. Just a stain that kept getting a little bigger every time temps swung.

He had already been dealing with some condensation issues too, so it wasn’t a total surprise. But once the drywall started to soften, you could tell something bigger was going on above it. Ice dams.

Peeking Into the Attic Told the Story

Once we got up there, it didn’t take long to see why it was happening. The attic just felt off. Warmer than it should’ve been. A little stale.

There were baffles in place but not installed correctly. Some were crushed, some weren’t even directing airflow. Venting overall was lacking, and the insulation levels were pretty low for Northern Illinois standards. It was one of those setups where everything is slightly wrong, and together it becomes a real problem. You could actually hear a faint drip in one corner. That’s never a good sign.

Working Around Insurance (This Part Matters)

Before we touched anything, we slowed things down a bit. The sections with active water damage needed to be handled through insurance, and we coordinated with the homeowner to make sure that part wasn’t rushed or accidentally covered up. That part mattered more than expected. It saved them money and avoided a headache later. We see people skip this step all the time and regret it.

Two Attics… Not One

This house had a layout that made things a little tricky. There wasn’t just one attic space. There were two. The main attic was tight but manageable. The second one, above a bedroom and mudroom, was a different story. Low clearance, awkward angles, hard to even move around without bumping into framing every few seconds.

Not ideal.

And because they were separate spaces, both needed their own airflow and insulation strategy. You can’t treat those the same and expect good results.

Fixing What Was Actually Causing the Problem

We didn’t just throw insulation at it. We started with air sealing. That’s always step one in situations like this. Sealing up those small gaps where warm air escapes into the attic. Around penetrations, top plates, all of it.

Then we installed proper baffles to make sure airflow from the soffits was actually reaching through the attic like it should. Added a solar attic fan to help regulate temps and keep moisture from building up.
After that, we installed batt insulation in the tighter areas and finished it off with blown-in insulation to bring everything up to proper R-value. It took some maneuvering. Honestly, not the easiest attic to work in.

It Feels Different Now

The homeowner noticed it pretty quickly. The house felt more stable temperature-wise. Less of that uneven warmth that was happening before. And more importantly, we addressed the root issue that was causing the ice dams in the first place. No more trapped heat. No more moisture buildup leading to condensation and freezing cycles.

Just a healthier attic.
