Buying a new home is supposed to be the fun part.

At least that’s what Bess was hoping for when she bought a house in Frisco so she could be closer to her daughter and granddaughter. The catch was she was still living out of state. She flew in for the attic evaluation, had a limited amount of time before heading back home, and needed answers quickly.

I’ve seen that situation before. Not the exact same one, but close enough. Someone buys a house, starts checking things off the list, and then the attic decides to become the biggest project in the house.

The attic told the story

The moment we got into the attic, it was pretty obvious this wasn’t something to put off until next year.

The insulation was old. There were signs of rodent activity throughout the space. And what caught my attention first was the heat. It wasn’t even one of those brutal North Texas summer days yet, but the attic already felt stuffy and heavy. That stale, warm smell that tends to hang around when insulation has been sitting there for decades.

Not great.

At first, I actually thought the ventilation issue might be the biggest concern. Once we got farther into the attic, though, it became clear the rodent contamination and aging insulation were telling a much bigger story.

We thought it was something else

Sometimes homeowners expect us to walk in and recommend adding more insulation.

Honestly, that wasn’t the conversation here.

You can’t really fix an attic like this by covering everything up. The old material had reached the point where it needed to come out. There was contamination, nesting material, and areas where air from the attic could move into the living space below.

Bess looked around and said, “I just want to know it’s clean before I move in.”

That part mattered.

And the timeline was not exactly flexible

She wasn’t going to be in Texas much longer.

That created a little pressure because nobody wants to leave town wondering whether a project will get finished after they’re gone. We see this occasionally with people relocating from places like Oklahoma or Louisiana. The house purchase is already stressful enough.

The good news was we were able to build a plan quickly and get everything scheduled before her departure date.

Fast. But not rushed.

There’s a difference.

A quick side note about attic fans

I’ve noticed something over the years.

A lot of people think insulation and ventilation are competing solutions. They really aren’t. They’re doing different jobs.

In this attic, the heat buildup was noticeable way earlier in the season than I expected. Kind of like opening a car door in July and getting hit with that wall of heat. Except summer hadn’t really arrived yet.

So along with removing the damaged insulation, cleaning and disinfecting the attic, sealing penetrations, and installing new fiberglass insulation, we added a solar attic fan.

The attic needed a way to breathe.

The part nobody sees after move-in day

Once the old insulation was removed, the attic felt completely different.

Cleaner. Less cluttered. Less questionable.

We disinfected the affected areas, sealed the openings between the attic and living space, and rebuilt the insulation system the right way. I remember one of our team members mentioning how different the attic looked after cleanup. Not an important observation, maybe, but it stuck with me because the transformation was obvious.

The old material was gone.

The old problems went with it.

Or at least most of them.

What Bess was really buying

And that’s the thing.

This project wasn’t really about insulation.

Well, it was. But it wasn’t.

It was about being able to move into a new home without wondering what was sitting above the ceiling. It was about getting closer to family and starting a new chapter without carrying attic problems into it.

Clean attic. Clean start.

Same idea just said differently.

When everything was finished, Bess had new fiberglass insulation, sealed air leaks, a solar attic fan, and a disinfected attic free of the old rodent-damaged material. More importantly, she had peace of mind before moving into her Frisco home.
