Sometimes you walk into an attic and can tell within about thirty seconds what kind of job it’s going to be.
That was this one in Flower Mound.
Kenwoo had recently inherited his parents’ home, and honestly, the attic had probably been ignored for years. We see this a lot in older homes around Flower Mound and even over toward Lewisville. Nothing crazy at first from inside the house, but once we got up into the attic, the smell hit pretty quick. Dusty, stale air mixed with old rodent contamination. Not great.
The insulation was beyond saving.
The existing insulation had been torn up from years of rodent activity. There were trails all through it, droppings scattered around, and insulation packed down flat in a lot of areas. You could also see where debris and fine insulation particles were working their way into the living space below.
Kind of one of those things where adding new insulation on top would have made absolutely no sense.
It would be like putting fresh paint over water damage and hoping nobody notices.
Kenwoo mentioned they were constantly dusting inside the house, and the rooms just felt off. Not necessarily hot all the time. Just uncomfortable. That’s usually how it goes when the attic system starts breaking down.
There were gaps everywhere.
Once the old insulation was removed, we could finally see how many openings there were between the attic and the living space.
Unsealed can lights. Small penetrations around wiring. Gaps around fixtures. A few spots where you could literally see daylight pushing through around openings.
That part mattered.
Because even good insulation struggles when the attic floor is leaking air nonstop.
So, before we installed anything new, we spent time air sealing the attic floor properly. We sealed cracks, penetrations, gaps around the can lights, and areas where attic debris and air were moving freely into the home below.
And honestly, this is the part a lot of people skip.
The cleanup took longer than expected.
At first glance, we thought this would be a pretty straightforward removal and reinstall job.
Then we started vacuuming everything out.
The amount of debris hidden underneath the old insulation was worse than we expected. Old nesting material, compacted insulation, rodent waste. Years of buildup. The vacuum noise echoed through the attic for hours, and by midday the attic temperature was already climbing hard.
Still, once everything was finally cleared out, the space immediately felt different.
Cleaner. Lighter almost.
Kenwoo actually came up to take a look midway through the project and said he had no idea it was that bad up there. Most homeowners don’t.
We disinfected the attic before reinsulating.
This wasn’t just an insulation job anymore.
The attic needed a reset.
After removing the contaminated material, we disinfected the entire attic space before bringing in the new insulation. That step gets overlooked sometimes, but when rodent activity has been sitting in an attic for years, it makes a difference.
Especially in homes where dust and attic particles have already been finding their way into the living space.
Then we installed brand new blown-in fiberglass insulation across the attic floor to help restore proper thermal performance throughout the home.
One thing people don’t really think about.
And this is slightly unrelated, but we notice it all the time in older North Texas homes.
People focus on flooring, kitchens, paint, bathrooms… all the visible projects first. Meanwhile the attic above them is quietly causing half the comfort problems in the house.
That was kind of the situation here too.
The attic had basically been working against the home for years.
The house finally has a fresh start.
By the end of the project, the attic was fully cleaned out, disinfected, sealed, and reinsulated correctly.
The difference was pretty obvious even before we left.
Cleaner attic. Better separation from the living space. Less dust movement. Better overall efficiency.
Simple stuff, but important.
