A Morning in the Attic: What We Actually Look For During a Fort Lauderdale Home Inspection

Some of our service calls start the same way.We ring the doorbell and a homeowner meets us at the front door and says something along the lines of, “The back bedroom is always hotter than the rest of the house,” or most of the times we hear this, “Our electric bill has drastically gone up every summer, and we can’t seem to figure out why.”

Before anyone starts talking about replacing an AC, we head to the attic.

What We See Once We’re Up There

From the living room, everything usually looks fine. The thermostat is set where it always is and nothing seems obviously wrong.

The attic often tells a different story.

The first thing we pay attention to is the insulation itself. Is it evenly covering the attic floor? Has it settled over the years? Are there areas where the coverage is noticeably thinner than everywhere else?

Those are details most homeowners never see because, understandably, they don’t spend much time in their attic and most homeowners don’t ever want to go up there.

Every Home Has a Different Story

On one recent inspection, the homeowner was convinced the HVAC system was the problem because the second floor never felt comfortable during the afternoon. Once we got into the attic, we found several sections where the insulation had compressed over time. It wasn’t something they could have noticed from inside the house, but it helped explain why those rooms were always warmer.

Every house is different, so we never assume the cause before taking a look.

Sometimes we find insulation that’s still performing well.

Sometimes we find uneven coverage around parts of the attic.

Other times, we find areas that deserve a closer look before any recommendations are made.

A lot of homeowners are surprised when I tell them their AC isn’t the first thing I’d look at. Before replacing equipment, I always want to see what’s happening in the attic because most of the time they are lacking enough insulation, or the insulation is too old.
