The way this house felt

This Sea Girt home had that kind of feel you notice pretty fast. Not broken, not falling apart, just off. A little drafty in spots, warmer in others, and never really consistent from room to room.

Air sealing in the attic, basement, crawl space, and other leakage areas. Insulation upgrades where needed. Closed-cell spray foam in the spots that needed better air sealing and moisture control. A lot of it was simple, but it needed to be done together.

What that changed

The main thing is the house should stop fighting itself so much.

Less draft. Less temperature swing. Less of that one room freezing while another one feels too warm. That kind of balance is what people notice first, even if they do not always say it that way. The HVAC system should also have an easier time now, which matters more than people think.

The homeowner also got a 50% rebate on the cost of the job and 0% financing for 7 years through the NJ Whole Home Energy Efficiency Rebate & Incentives program, which made the project a lot easier to say yes to. That was a big part of the decision, honestly.
